Upscale grocery chain The Fresh Market plans to shutter one of its two stores in New Jersey.

In a statement to NJBIZ, a spokesperson for the North Carolina-based banner said, “As a growing company, we regularly evaluate our store portfolio to ensure alignment with our strategic goals. After careful consideration, we have made the decision not to renew our lease in Montvale.”

As a result, The Fresh Market expects to lay off 55 workers in Montvale by April 12, according to a filing with the New Jersey Department of Labor & Workforce Development.

The upcoming closure comes as Montvale officials mull a proposal to revamp the the shopping center that houses The Fresh Market. The Regency Centers Corp.-owned property is located on Chestnut Ridge Road.

With the exception of one 1,980-square-foot space, the property is at full occupancy.

In August 2025, Regency acquired its partners’ remaining stake of Chestnut Ridge Shopping Center for $9.2 million. It now owns 100% of the asset.

Plans submitted to the Montvale Planning Board propose renovating the existing The Fresh Market store for a Trader Joe’s to take over. Additionally, three new fast-casual eateries are proposed for a new pad site, Mayor Mike Ghassali shared. Shake Shack, Cava and honeygrow would rise in the parking lot near Drop Fitness.

Trading spaces

A spokesperson for Trader Joe’s told NJBIZ, “We have plans for a Trader Joe’s store in Montvale, but we do not yet have a location or timeline to share. Once a location and timeline are confirmed, the store will be added to our website.”

According to Ghassali, the planning board began its review of the application last month. It will continue hearing testimony at its Jan. 20 meeting.

Ray Berry and his wife, Beverly, founded The Fresh Market in 1982. The banner offers fresh produce, meats, seafood, bakery items, prepared foods and gourmet specialty products. The European-style food market-inspired chain has roughly 170 stores across 22 states.

The Montvale outpost opened in 2011 as the chain’s first location in New Jersey.

Over the past 15 years, several competitors have entered the local grocery landscape, including Wegmans Food Markets in Montvale, Whole Foods Market in Woodcliff Lake and Lidl in Park Ridge.

After The Fresh Market’s Montvale site goes dark, the grocer will maintain its presence in Bedminster. About nine years ago, a store in Livingston opened at a former Pathmark in 2014 closed as part of company-wide effort to address underperforming locations.

Mazzotta Rentals Inc., an equipment rental provider, said Dec. 23 that it is opening a branch in Lumberton, scheduled for early February 2026 as part of its growth strategy to serve customers throughout Central New Jersey and the Greater Philadelphia region.

Full operations are expected to begin by early spring.

Mazzotta Rentals offers a range of construction, industrial, and specialty lift equipment. The company partners with contractors and businesses across the Northeast to support projects of all sizes.

The company has equipment rental locations in Connecticut, Massachusetts and New York. Its corporate headquarters are in Middletown, Conn. Mazzotta Rentals says on its website that it is “actively expanding throughout the Northeastern and Mid-Atlantic U.S. regions.”

The Lumberton facility is near transportation corridors including routes 38, 295, and the New Jersey Turnpike. The site’s layout and acreage will house fleet, parts, and service operations while supporting rapid-deployment delivery logistics.

The new branch is just 30 miles from downtown Philadelphia, and can access one of the largest commercial and industrial markets in the Northeast. The location is about 115 miles from Mazzotta Rentals Brewster, N.Y., branch, ensuring strong cross-branch coordination and operational efficiency.

Mazzotta Rentals is looking to capitalize on construction activity throughout New Jersey and the Philadelphia metro area. The company believes the Lumberton branch will provide faster turnaround times and expanded fleet availability.

EAST RUTHERFORD – Chaos reigned for St. Joseph football.

Ask your quarterback to make one heroic scrambling play after the other? Throw in a dynamic offensive lineman to play defense here and there? Chaos was the theme for the Green Knights season. So was a championship.

Sparked by QB Lamar Best and two touchdowns in a 21-second span in the third quarter, the Green Knights took down undefeated Don Bosco, 24-21, to win the Non-Public A state title in front of a crowd estimated above 12,000 on Nov. 28 at MetLife Stadium.

“We thrive on chaos,” said victorious coach Augie Hoffmann, who won his second title leading the Green Knights. “It’s what we are. We make nothing easy and we say it all the time. We’re just more comfortable when it’s crazy.”

It was the Don Bosco fans who were going crazy early. The Ironmen scored on the game's fourth play and had Best scrambling out of the pocket from the start.

I thought there was no way the Green Knights can win this game like this, but Best never faltered. He ran when he had to. He made throws when he had to. He ended with 148 total yards and each one was harder than the next.

“None of what he does is designed,” Hoffmann said. “Even if I tried to, you couldn’t figure it out. What he did with his legs in the first half is special.”

“It’s football,” Best said. “Sometimes it just shakes out like that, I knew my team had my back, I knew my coaches had my back and they trust in me to put the ball in my hands. I am happy I was able to make plays for my team to have this moment.”

Don Bosco cut the lead to 24-21 in the fourth quarter and had a chance to get the ball back when the Green Knights faced third-and-4 from their own 22-yard line.

Best kept the ball right, got hit, stumbled − Don Bosco fans will swear his shin may have graced the MetLife turf − then somehow stayed upright and got outside to pick up the first down.

“He is unreal. He’s an unreal player,” St. Joe’s offensive lineman Cristian Alvarez said. “We couldn’t ask more from him. He got injured early in the season and he came back and played big in a big-time game.”

The St. Joe’s coaches asked more from Alvarez.

The senior hadn’t played defense much since freshman year, but this was an all-hands-on-deck situation. Alvarez rotated in on the defense line and made a handful of stops.

“That offensive line is very good for Don Bosco and we knew we would need some stops,” Hoffmann said. “I will put Cristian up against anybody, anywhere, any time.”

Don Bosco got the ball back at the Green Knights' 38-yard line with a little over a minute to play. The Ironmen only needed a field goal, but a penalty on third-and-2 proved costly. Carson Schoen’s fourth-down pass was knocked away.

It was another heartbreaking moment for the Ironmen, who have now played in five state title games under Dan Sabella and lost all five. This one might hurt the most of the bunch.

Don Bosco led 14-10 at halftime, and forced the Green Knights to punt on their first possession of the second half.

The Ironmen took over at the St. Joe's 48-yard line, but went three-and-out when they could have put the hammer down. St. Joe’s then marched 75 yards in eight plays, with Nate Bailey racing 35 yards up the middle to make it 17-14.

On the ensuing kickoff, Don Bosco fumbled at the 20-yard line. St. Joe’s recovered and Best scored two plays later from the 10. It was two touchdowns in 21 seconds − you might call it chaos − and it flipped the game for the Green Knights.

“We have been working so hard for four years, my class has gone through so much,” Alvarez said. “We’ve gone through coaching changes. Rocco [Rodden] passed away [in 2023]. It’s just so much. This team deserved it so much more than anybody.”

This season the Green Knights took two unplanned forfeit victories. They lost one game by one point, and another to Don Bosco in overtime. They beat Bergen Catholic by a point in overtime. That’s chaos.

When everything got crazy in the fourth quarter and the fans were screaming, coaches were yelling, it didn’t look like it, but it was their time to shine.

“This has been a long year,” Hoffmann said. “What these guys have had to endure is a lot, so I am going to sit back and enjoy it. We will start designing the rings tomorrow.”
