Hyperion Group has teamed up with a veteran New York real estate investor to buy a New Jersey rental building whose owners were struggling to refinance the CMBS loan.
HyperionMFP Partners, a joint venture between the New York- and South Florida-based investment and development firm and Lawrence Benenson of Benenson Capital Partners, snapped up The Centre, a 314-unit luxury rental building in Cliffside Park, New Jersey, for $165 million in an off-market deal.
“We were attracted to the property, and it was a good opportunity, given market conditions,” said Hyperion’s Rob Vecsler.
Completed in 2017, The Centre sits in the heart of Cliffside Park’s business district and has 50,000 square feet of retail. The seller, Arilex Realty, controlled by Arianne Schreer and Alexis Pizzurro — daughters of veteran Gold Coast developer James Demetrakis — financed the building with a $130 million CMBS loan after paying off a TPG Real Estate Finance bridge loan in 2017.
The property has maintained occupancy above 90 percent and generates cash flow stronger than initial underwriting expectations, with a debt service coverage ratio of 2.4, according to Morningstar. As of July, the building was 97 percent occupied, with an average rent of $3,200, per Trepp.
But when the CMBS debt matured in July 2024, Arilex was unable to refinance. A two-month forbearance expired in early September, and the loan’s special servicer began modification talks as higher interest rates squeezed valuations and lending terms.
A recent appraisal valued the property at $161.1 million, about 14 percent below its $188 million valuation when the mortgage was issued.
The sale effectively resolves the debt issue while giving the new venture a foothold in one of northern New Jersey’s strongest rental markets. Vecsler said it will target similar opportunities in the Tristate region and South Florida, where it sees opportunity for rent growth and asset appreciation.

Dr. Michael A. Meese, an orthopedic surgeon from Hackensack, claims in court papers he was replaced earlier this year by Dr. Jonathan Dominguez, 36, who is being paid $9,000 more per year than the district paid Meese.
Meese “suffered disparate treatment and was wrongfully terminated as a result of his age,” claims the suit, filed Oct. 7 in Superior Court of Bergen County.
The lawsuit claims age discrimination, wrongful discharge, and breach of contract.
Schools Superintendent Mark Rindfuss and Dominguez did not immediately respond to a call and email seeking comment on the suit.
According to the complaint, Meese began working for the Cliffside Park Board of Education in 2000. He annually entered into agreements with the board to treat sports-related injuries of high school students.
Dominguez is a family doctor based in North Bergen whose experience involves treatment of vitamin deficiencies and general medicine “not particularly directed at sports-related injuries or orthopedics,” the suit claims.
Meese’s last contract ran from September 2024 through June, and he was paid $15,000 for the year, according to the suit.
The lawsuit says Dominguez in September 2024 solicited the district’s athletic director with an offer to succeed Meese at a rate of $24,000 a year.
On May 9, the athletic director contacted Meese and told him his contract would not be renewed, the suit says.
Dominguez is “not nearly as qualified” as Meese, yet the board is paying him a “substantially higher” salary, the suit says.
The lawsuit asserts Meese was more than adequately performing his services to the district, and that “no rational explanation” can be given as to why he was replaced, other than his age.
“As such, defendants are not only doing a disservice to their taxpayers, but also the children they are responsible to protect,” the lawsuit claims.
Meese is seeking a jury trial and monetary damages.

A newly formed joint venture has made its first deal, acquiring a 314-unit luxury apartment property in Cliffside Park as part of a $165 million transaction announced Monday.
The buyer, HyperionMFP Partners, said The Centre on Anderson Avenue fits its strategy of focusing on value-add and core-plus buildings in the tristate region, South Florida and other select markets poised for long-term rent growth and asset appreciation. The group will now manage the asset and oversee property management after completing the off-market deal, reportedly with seller Arilex Realty.
HyperionMFP Partners is a joint venture of Hyperion Group, a New York- and South Florida-based real estate investment and development firm, and Lawrence Benenson, a partner in New York City’s Benenson Capital.
“The Centre is a Class A rental providing luxury high rise living convenient to New York City and nearby New Jersey employment centers, walking distance to schools, restaurants and other local attractions,” said Rob Vecsler, managing partner of HyperionMFP Partners and CEO of Hyperion Group. “There could not be a more perfect first acquisition for our strategy.”
HyperionMFP Partners added that it intends to collaborate with institutional investors and family offices on other acquisition opportunities.
